How it works
Arithmetic from your 1–3 comparables only. Median is the middle normalized price (mean of two middle prices for two entries). Low/high are the observed extremes, not a confidence interval. Keep currency, price type, location, rights and plot characteristics comparable. No market feed, zoning verification or certified appraisal.
Example
Two similar plots priced at 1,000 and 1,200 per m² have a median of 1,100. For 200 m², the central value is 220,000; the observed range gives 200,000–240,000.
Is this an official appraisal or an automatic market valuation?
No. You enter the area and price of each comparable. Asking, completed-sale and official reference prices are kept as distinct types. No external price records are imported, and no adjustment for zoning, title rights or plot quality is inferred.
