How it works
Gross yield uses rent before vacancy / purchase price. Net yield uses income after vacancy and operating costs / total purchase cost, before financing. Cash-on-cash subtracts all loan payments and divides by cash invested. Include your taxes, insurance and repairs in costs. No price appreciation is assumed.
Example
Price 1,000,000, rent 10,000 per month, 10% vacancy and 28,000 annual operating costs: gross yield 12%, net income 80,000 and net yield 8% before buying costs.
Why are net yield and cash-on-cash return different?
Net yield measures the property before financing. Cash-on-cash measures cash remaining after principal and interest payments against the cash you invested. A fully financed purchase with zero cash invested has no defined cash-on-cash percentage.
